Project background

IGE Consulting was appointed by Glenbrook Property to deliver an intrusive ground investigation to support the proposed development of a 44-story residential tower at Whitworth Street West, Manchester.

The site comprised two derelict buildings requiring demolition and extended across multiple streets in a highly constrained city centre location, adjacent to a railway viaduct.

The environment presented significant logistical and safety challenges, including restricted access and limitations on road closures. Works were required to be undertaken under staged pavement closures agreed with the local authority, alongside close liaison with Network Rail.

What we did

IGE designed and delivered a comprehensive ground investigation programme tailored to the site constraints. The programme included rotary boreholes to inform detailed pile design, dynamic sampling for gas and groundwater monitoring and vacuum excavated inspection pits to expose existing foundations and underground services.

Careful planning and co-ordination ensured the works were delivered safely and efficiently within the live urban environment, prioritising public safety while maintaining programme.

Outcome

The investigation provided high-quality geotechnical data essential for the design of piled foundations for the proposed structure. In addition, accurate information on existing foundations and underground services was captured, supporting demolition planning and reducing risk ahead of construction.

By delivering reliable data in a complex and constrained setting, IGE helped de-risk the project and enable confident progression into the next phase of development.
