Unlocking a former hospital site for a 58-home residential scheme

St James’ Hospital, Portsmouth

St James’ Hospital, Portsmouth

Project background

IGE Consulting was appointed by PJ Livesey to support the redevelopment of the former St James’ Hospital in Portsmouth. The project involved the refurbishment of the main hospital building into residential apartments, alongside the demolition of ancillary structures to enable the construction of 58 new homes.

The site presented a number of challenges, including restricted access due to ongoing demolition and refurbishment works, as well as the need to work around existing structures and phased development zones. A comprehensive review of historical site data and previous reports was also required to inform the site setting.

What we did

IGE delivered a multi-stage ground investigation programme, carried out at key points throughout the development process, both pre and post demolition. This phased approach allowed investigations to be undertaken as new areas of site became accessible.

We provided ongoing technical reporting and advice ensuring that ground conditions, contamination risks and geotechnical considerations were clearly understood as the project evolved. Close coordination with the wider project team enabled investigation works to align with programmes and site constraints.

Outcome

By adopting a flexible, phased approach, IGE enables areas of the site to be released for development ahead of others, allowing construction to progress without delay. The project is now well underway, with development progressing while later phases continue to be assessed.

Ongoing support has helped the client navigate planning requirements and reduced risk, ensuring the scheme can move forward with confidence.
