Project background

IGE Consulting was appointed to support the redevelopment of a highly complex brownfield site at Beal Lane, comprising approximately 400 residential plots.

The site presented significant challenges, including historical mill structures, infilled landfills, former oil tanks, extensive Made Ground and weak Alluvial soils within a floodplain setting. Establishing a viable development strategy required careful consideration of both environmental and geotechnical constraints.

What we did

IGE developed and agreed a comprehensive remedial strategy to support land acquisition and viability, providing confidence to both developers and stakeholders at an early stage.

This included detailed ground gas risk assessment, geotechnical design and ongoing supervision of remediation works. IGE worked closely with multiple contractors throughout delivery, ensuring that works were coordinated, compliant and aligned with programme and budget requirements.

We also delivered full verification reporting and oversaw the validation of remediation and ground gas protection measures, securing approval from the Environment Agency, Environmental Health Officers and NHBC.

Outcome

IGE successfully secured regulatory approval and enabled the delivery of a large-scale residential scheme on a previously constrained site. Through a combination of technical expertise and proactive project support, IGE helped transform a complex brownfield site into a deliverable development.
