Project background

IGE Consulting was appointed by Habitus Group to support the redevelopment of a brownfield site in Liverpool, currently operating as an asphalt car park, into two high-rise residential buildings.

The site has a complex industrial history, including former tar works, chemical works, power generation and manufacturing uses. These historical activities left a legacy of contamination, including former tar pits in the northern section of the site, which had previously been contained by an engineered slurry wall.

Additional constraints included the presence of the historic Waterloo Tunnel beneath the site and multiple buried services.

What we did

IGE undertook a detailed ground investigation programme, including cable percussion and dynamic sampling boreholes, supported by environmental and geotechnical laboratory testing and gas monitoring.

The investigation focused on identifying key development constraints, assessing the effectiveness of the existing slurry wall in containing contamination, and determining whether underlying glacial deposits were suitable for the proposed foundation solutions.

Works were carefully managed within a live car park environment, with additional safety measures implemented to protect both site operatives and the public. Given the presence of hydrocarbon contamination, strict procedures were followed to manage arisings and prevent cross-contamination between Made Ground and underlying strata.

Outcome

IGE delivered a comprehensive Phase 2 Geo-Environmental Report, identifying key risks and providing clear recommendations for foundation design and remediation.

This included confirming appropriate piling solutions in contaminated ground, assessing the integrity of the slurry wall, and identifying constraints such as buried services, the underlying tunnel and adjacent structures.

Through detailed investigation and practical, evidence-based advice, IGE enabled the site to be progressed for redevelopment, demonstrating that a historical contaminated industrial site can be successfully transformed into a viable residential scheme.
