Unlocking a complex development site for a logistics scheme

Unlocking a complex development site for a logistics scheme

Outcome

The investigation provided reliable, site-specific data to inform foundation design and earthworks strategy, supporting efficient progression to construction. Despite the complexities of the live site environment and evolving masterplan, IGE’s proactive approach enabled works to be delivered effectively, helping the project construction ahead of schedule.

Project background

IGE Consulting was appointed by MUSE Places to support the development of a 37-hectare logistics site in Crewe, comprising five storage and distribution warehouses ranging from 1.2 to 3.6 hectares.

The project presented a number of logistical and technical challenges, including working alongside adjacent contractors, co-ordinating with Network Rail assets and operating within active farmland. In addition, ongoing changes to the site masterplan required a flexible and responsive approach to investigation and reporting.

What we did

IGE designed and delivered a detailed ground investigation programme, including contaminated land assessment, derivation of geotechnical parameters and provision of earthworks information to support design and construction. Close coordination with structural and civil engineers ensured that ground conditions were clearly understood and that outputs were aligned with the evolving design requirements.
